Key Notes
When purchasing property in Cyprus, the buyer is responsible for paying transfer fees upon registration of the title in their name at the Land Registry. These fees are calculated on the market value of the property, as determined by the Land Registry at the time of transfer.
As a general rule:
- Where VAT is lawfully charged and paid on the purchase price (typically in new build transactions), no transfer fees are payable on that VAT price.
- However, if the Land Registry considers that the declared price does not reflect true market value, it may assess a higher value and impose transfer fees on the difference only.
- In resale transactions (where VAT does not apply), transfer fees are payable, but benefit from a statutory 50% reduction.
- In forced sale transactions (e.g. bank or lender disposals), the 50% reduction does not apply. Whether VAT applies in such cases depends on the nature of the property (new vs used) and must be assessed individually.
Important: This calculator provides an estimate based on statutory rates. The final amount is determined by the Land Registry on the day of transfer and may vary where the Registry reassesses the property’s market value or where VAT treatment differs.
Stamp Duty
Stamp duty is payable on the sale agreement when it is filed with the Land Registry. It is calculated on the contract price and is separate from transfer fees.
Free or Preferential Transfers
Special rules apply in non-commercial transfers:
- Parents to children: No transfer fees.
- Between spouses: Transfer fee of 0.01%.
- Between relatives up to the third degree: Transfer fee of 0.01%.
No transfer fees apply in the following cases:
- Certain company reorganisations.
- Certain loan restructuring transactions.
